Lower Heathcote Local Centre, Warwick Public Consultation - April 2020

We are pleased to announce that LSP Developments have been appointed to develop the much needed Lower Heathcote Local Centre, which will be situated adjacent to the Heathcote Primary School, at the junction of Harbury Lane/Vickers Way.

On the Location Plan, you will see the Local Centre site in the context of its surroundings. When considering the uses for the scheme, we have looked at what is already provided for in the area and what is required. Nearby there are sport and gym facilities, community halls at St. Chad’s Centre and Warwick Gates, retirement living and we understand the Warwick Gates GP surgery is due to be extended with 6 more consulting rooms, to allow for all the new residents in the area. Immediate convenience retail provision in the area is limited, likewise there is a shortage of nursery places and care home bed spaces.

On the south western side of the wider development is the proposed Tach Brook Country Park which will provide 56 hectares of green space; a haven of wildlife and biodiversity for the community to enjoy.

The Site Plan shows the proposed scheme situated around a central Community Square, which could accommodate a range of functions, such as Farmers/Christmas markets, Fetes etc. The development will include for the following uses:

  • A Convenience Store, together with 4 ancillary units, that could provide; hair/health and beauty, coffee shop, hot food, dentist, to name but aa few
  • A Care Home for the elderly
  • A Children’s Day Nursery
  • An Office building for L&Q Estates
  • Appropriate vehicle/cycle parking, safe footways and landscaping

It is proposed to be a well-designed, vibrant centre with a range of amenities and employment opportunities for the immediate residential population it serves.

The Consultation was due to take place in the Heathcote Primary School in mid-April, but due to the COVID-19 virus, we have agreed to work with the Bishop’s Tachbrook Parish Council to conduct the event online.

Q6: We are looking to provide an office building for L&Q Estates which will help the vitality of the centre but also create local employment. Questions have been raised about the provision of a Doctors Surgery, which we are reliably informed has been taken care of with the proposed extension of the nearby Warwick Gates Surgery which will cater for your community.
